Water Damage Phase 2

Finally, after some patient waiting, and complaints to the insurance company, things are finally on their way.  In addition to the reconstruction, we've opted to hire the same contractors to do the repairs that got us here in the first place.  It was quite shocking what they've found after they got started.

Windows


1. Windows were "sealed" with interior painter's chalk, which provides no water-proofing functions.

2.There was no other form of water seal at all, not one drop of water-proofing seal.

3.The painters painted over all the stucco cracks around the windows instead of repairing the them.

Sliding Doors


1. Again, no water proofing.

2.Was not properly levelled.  The tracks actually slope into the house rather than away.

3.Slots in the track to drain water was covered up with stucco.

4.Spacer used to elevate the sliding door from the foundation was held down with the wrong glue.

5.The glue was applied in blobs, and never spread.  Instead of a bead, these blobs became spacers between the panel and floor, thus allowing water to travel in.



When the contractor was working on the windows, grinding down the bad stucco, we discovered that one pair of windows, previously one large window, were coverted into a pair of standard size windows in the previous window install.  This was possibly right after the agent had purchased the house.  She had purchased it quite a few years ago, under her daughter's name.  The stucco was poorly done.  Since the house was used as a rental, water possibly soaked in through the walls before, and no one said anything.  This time around, both the walls, and new installs got us.

At this point, insurance has decided to "cover" the damages to the house, but not the reinstallation of the windows.  However, this coverage has been greatly trimmed.  Somehow, the contracted adjuster missed parts of the house.  They also took out charges for moving and storing of our furniture.

As I had mentioned, these contractors are real pros.  They are also great to work with.  We've also decided to pay them for a few upgrades in the same time.
